BMC Plans AI-Driven Clearance System for Faster Building Permissions in Mumbai

Date:

Mumbai: In a major digital governance push, the Brihanmumbai Municipal Corporation (Brihanmumbai Municipal Corporation) is set to introduce an AI-driven clearance system aimed at significantly speeding up approvals in the real estate and construction sector.

The new system is designed to modernise the building permission process by reducing manual intervention, improving efficiency, and bringing greater transparency to project approvals in the city.

Key features of the AI-based system

The upcoming platform will allow architects, developers, and consultants to submit applications online and monitor their status in real time. The AI system will assist civic officials by:

Automatically verifying documents submitted with applications
Checking compliance with development control regulations and planning norms
Identifying discrepancies, missing documents, or errors in proposals
Supporting faster scrutiny and evaluation of building plans
Objective: Faster and transparent approvals

The initiative aims to address long-standing delays in Mumbai’s construction approval process, which have often impacted project timelines and increased costs for developers.

By introducing AI-based automation, the civic body hopes to streamline workflows, standardise approval procedures across departments, and reduce dependency on manual checks.

Expected impact on real estate sector

Officials expect the system to:

Reduce approval timelines for construction projects
Improve ease of doing business in Mumbai’s real estate sector
Enhance transparency and accountability in civic processes
Boost investor confidence in the property market
Support faster housing and infrastructure development
Rollout plan

The AI-driven system will be implemented in phases. Training and onboarding sessions will also be conducted for stakeholders including developers, architects, and municipal officials to ensure smooth transition to the new digital platform.
